Padstow Bed & Breakfast


Entrance to the house
• From the front entrance on the pavement, you approach Treann via a step up to a square plot and then a series of five further steps, followed by a slope up to a 15cm high step before reaching the front door, where there is a high, 20cm step up to the porch.
• The path is slate which is evenly laid and the series of five steps are even concrete
• The path and steps are lit at night and there is also a light in the porch
• The exterior path is 135 cm wide, the doorway to the porch is 80 cm wide and the front door is 92 cm wide

Access to Bedrooms
• Our three guest bedrooms are on the first floor via stairs and two landing plots.
• The stairs are carpeted with a central runner which is 70 cm wide. The stairs themselves are approximately 90cm wide.
• Each tread is 19cm high and 26cm deep.
• The stairs rise up 9 steps before reaching the first landing plot, following a 90 degree turn, there are 4 further stairs to the next landing plot, a further 90 degree turn followed by 3 stairs brings you to the landing where all three of our bedrooms are located.
• Doorways to all first floor rooms open inwards and are 78cm wide.

Ground Floor Guest Areas
• The dining room and guest sitting room are located on the ground floor.
• The doorways to the dining room and sitting room are 78cm wide.

Fire Precautions
• For the safety of our guests, a full, interlinked fire alarm system with 10 year life battery back up has been hard wired in to the house. Fire extinguishers are located in the ground floor hallway and first floor landing and in the kitchen.
• Fire procedures are provided in each room.
• In the event of a fire, we live on site and will be on hand at night, during the hours most at risk to individuals, to assist with evacuation.
• Treann is a strictly non-smoking establishment.
• The fire in the sitting room is always protected with a fire guard and is only lit when we are present in the house.


Estuary Room
• The Estuary Room has a 6ft wide superking cast iron bedstead with headboard and footboard and the top of the mattress is approximately 63cm from the floor
• The room is approximately 5.5m long by 4 metres wide and there is a minimum clearance of 70cm around the bed. The flooring is wooden polished floorboards with rugs next to the bed.
• The room is equipped with two armchairs as well as storage for clothing.
• The en-suite shower room is approximately 1.5 metres square with a 75cm square shower enclosure with a bi-folding door. The shower tray is 26cm above floor level.
• The sink top is 80cm from the floor
• The toilet seat is 43cm from the floor

Cove Room
• The Cove Room has a 5ft wide king size wooden bedstead with headboard and no footboard. The top of the mattress is approximately 56 cm from the floor
• The room is approximately 4.5 metres long by 4 metres wide and there is a minimum clearance of 80cm around the bed. The flooring is wooden painted floor boards with three rugs around the bed.
• The room is equipped with two armchairs as well as storage for clothing.
• The en-suite bathroom is approximately 3
by 3 metres
• The top of the cast iron roll top bath is 60cm above the floor.
• There is a separate 80 by 80cm shower enclosure with a sliding door. The shower tray is 20 cm above floor level.
• The sink top is 85cm from the floor
• The toilet seat is 43cm from the floor

Bay Room
• The Bay Room has a 4ft 6” wide double cast iron bedstead with headboard and footboard and the top of the mattress is approximately 60cm from the floor
• The room is approximately 3 by 2.5 metres wide and there is a minimum clearance of 80cm around the bed.
• The room is equipped with two armchairs as well as storage for clothing.
• The en-suite shower room is approximately 1metre by 2 metres with a 1metre by 70cm shower enclosure with a bi-folding door. The shower tray is approximately 20cm above floor level.
• The sink top is 80cm from the floor
• The toilet seat is 43cm from the floor
Treann is an Edwardian house with guest accommodation located on the first floor and public areas on the ground floor. Because we are a small bed & breakfast in a period property, there is no lift available and wheelchair access is not practical.

We are also unable to accommodate people with physical disabilities who would find it difficult to negotiate stairs. However, we are happy to assist our guests in any way and will be happy take luggage to bedrooms on arrival.
